Don't skip the penalty question. A “great rate” means nothing if you break early and pay a $15,000+ IRD penalty. Ask for a dollar estimate at year 2 and year 3.

Collateral vs. standard charge: RBC, TD, and Scotia typically use a collateral charge — switching at renewal can cost $800–$1,200 in legal fees. Standard-charge mortgages transfer without that.
