0/3Don't skip the penalty question! A “great rate” means nothing if you break the mortgage early and pay a $15,000+ IRD penalty. Always ask for a dollar estimate of the penalty at year 2 and year 3.
Collateral vs. standard charge: If a lender uses a collateral charge (RBC, TD, Scotia), you'll need a lawyer to discharge and re-register if you switch at renewal. That's $800–$1,200 in fees. Standard-charge mortgages transfer for free.
