British Columbia property transfer tax (2026)

B.C. charges a property transfer tax (PTT) on the fair market value of the purchase. Eligible first-time buyers can receive a full or partial exemption on homes up to $835,000 — worth up to $8,000.

Foreign-buyer and speculation taxes can apply on top of PTT depending on the property and the buyer. This table is the provincial PTT only. Use the closing costs calculator to add legal and inspection estimates.
