Land transfer tax
Ontario land transfer tax (2026)
Ontario charges a provincial land transfer tax on the purchase price using progressive brackets. Eligible first-time buyers can claim a rebate of up to $4,000. Buying in Toronto also triggers a municipal land transfer tax — see the Toronto LTT page.
LTT is paid in cash on closing. It is not added to the mortgage. Run the full closing costs calculator for legal fees and the rest of the cash you need.

Frequently asked questions
How much is land transfer tax in Ontario on a $750,000 home?
Provincial LTT is $11,475 without a first-time buyer rebate. In Toronto the municipal tax roughly doubles that bill.
What is the Ontario first-time buyer LTT rebate?
Up to $4,000 on the provincial tax, with no purchase-price cap. You still have to meet the province's definition of a first-time buyer.
Is Ontario LTT part of my mortgage?
No. It is a closing cost paid in cash on the closing date, on top of your down payment.
