Land transfer tax
Toronto land transfer tax (2026)
A Toronto purchase pays Ontario's provincial land transfer tax and a municipal land transfer tax that uses a similar bracket structure. Together they are often the largest cash closing cost in the city after the down payment.
Eligible first-time buyers can rebate up to $4,000 provincially and up to $4,475 on the municipal portion. Provincial-only numbers (no Toronto tax) live on the Ontario LTT page.
